We own a rental house in New Castle County and we live out of state. Grace has managed it for us since 2023, and the honest measure of her work is how rarely we've had to worry about the house.
The first time she came to see it, the place was mid-cleaning and not fit for visitors. She took off her shoes at the door without being asked. It's a small thing, but it told us what we needed to know: from far away, someone was treating our property with respect.
That's held up. When the power went out, she had it diagnosed and fixed within the hour — before we'd even answered her question about where the panel was. When an HOA notice arrived, she went to the property, confirmed the issue was resolved, and sent us a photo so we didn't have to wonder. Things get handled rather than forwarded back to us with a question attached.
She's also easy to reach, often within minutes, and at hours that still surprise us — weekends included. More to the point, she tells us about problems before we think to ask. For an out-of-state owner, that's the difference between owning a rental and worrying about one.
And she's honest with us about tenants, even when the news isn't good. When one fell behind on rent, she worked with him patiently and kept us informed the whole way, but she didn't soften the picture: she told us plainly that his payment history didn't justify a renewal. She had a well-qualified replacement lined up, and that tenant has paid on time and has since renewed.
When Grace left her previous brokerage to start Property Guru, we moved with her.
